TERMS AND CONDITIONS- ASTERI COLLECTION RENTAL

 All bookings are made directly with Asteri IKE. Villa prices are for accommodation only and exclude airfares, transfer, catering and car hire. Bookings are made and confirmed only when the bookings form, is complete and is accompanied by the appropriate booking deposit, which is 25% of the total rent due. Once a booking has been processed the deposit is non-refundable even in the event of the week being re-sold. The balance of the accommodation is due no less than 20 weeks before the start of the rental period. If the arrival date is within 20 weeks full payment will be required.If the payment is not received by the due date Asteri IKE reserves the right to give notice in writing that the reservation is cancelled. Reservations made within 20 weeks of the start of the rental period require full payment at the time of the booking. A security deposit will be requested to be made payable 20 weeks before arrival or in cash on arrival.

 

RENTAL TERMS AND CONDITIONS

 The rental period shall commence at 3.30 on the day of arrival unless otherwise arranged and accommodation must be vacated by 10am on the day of your departure. If a late check out is requested and granted a half day rental rate will be charged, payable in advance. Please bear these timings in mind when booking your flights, as we shall not be obliged to offer accommodation before the time stated and the client shall not be entitled to remain in occupation after the time stated. We ask that you let us know your flight arrival/departure times as soon as they are available. The maximum number to reside in the property must not exceed the advertised occupancy capacity unless written consent has been issued by Asteri IKE. If an extra person is granted permission to saty in the villa a charge of €250 will be made. In the event of the client arriving with more people than specified the owner shall either increase the price of the letting or refuse entry to the additional guests.

The client shall not bring any animal or pet onto the property without prior permission

 

SECURITY DEPOSIT

A €500 security deposit will be asked for when the rental balance is made or cash on arrival.

 The client agrees to be a considerate tenant and to take good care of the property. The client must leave the accommodation in a clean and tidy condition at the end of the rental period. Although a final clean is included in our rental price Asteri IKE reserves the right to make a retention from the security deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition. The client also agrees not to act in a way that would cause disturbance to those residents in the neighbouring properties. Should any guest or visitor not behave in an acceptable manner the owner or the owner’s representative of Asteri IKE may require the guest, visitors or member of the party to vacate the property immediately. They shall have absolute discretion in this regard.

The client shall report to the Villa Manager, without delay any defects in the property or breakdown of equipment, appliances or machinery in the villa, swimming pool or garden. Arrangements for repair and /or replacement will be made as soon as possible. The client shall not be entitled to any compensation whatsoever in respect thereof.

 

POOL HEATING

The pool shall be heated if payment has been paid on the periods advertised on the Asteri IKE website. The pool thermostats will be set at 26 degrees and the jacuzzi at 35 degrees. Although every effort will be made to reach these temperatures using the air source pump Asteri IKE can not make any guarantees. The payment is for the running of the pool heater, no remimbursements will be made if the pool is unable to hit target temperature.

RESPONSIBILITY FOR LOSS OR INJURY /INSURANCE

 Asteri IKE exclude all liability whatsoever for any injury, loss or damage, howsoever arising, to the client or any member of the party. The client is strongly advised to arrange an insurance policy and to have full cover for the party’s personal belongings, cancellations, public liability, loss and fire etc. since these are not covered by the insurance policy of Asteri IKE. The client shall take full and sole responsibility of himself/herself and all other members of the booked party.

Asteri IKE accepts no responsibility for any defect or stoppages in the supply of public services to the property nor in respect of any equipment, plant, machinery, swimming pool or garden etc. Asteri IKE cannot accept any responsibility for any loss, damage or expense arising from war, civil unrest, industrial action, strikes, terrorist activities, health epidemics or pandemics, adverse weather conditions or any other event outside the control of Asteri IKE. Under no circumstances shall liability to the client exceed the amount paid to Asteri IKE for the rental period.

CANCELLATION AND/ OR CHANGES TO BOOKING

Please let us know changes to your bookings as soon as possible. Cancellation must be made in writing by the group leader who made the booking and must be accompanied by all the booking documents issued. Cancellation will be effective from the date the documents are received by Asteri IKE.

The rental balance, made 20 weeks before arrival, is non refundable after payment. We strongly recommend that you take out comprehensive travel insurance to cover any possible cancellations due to medical reasons, cancelled or changed flights, ferries or Force Majeure. We will not cover refunds due to these reasons. The reclamation of related holiday cancellation costs should be pursued via the insurance company.

In the rare event that we need to cancel or make major changes to your bookings Asteri IKE will inform you as soon as possible and offer a full refund. We will not be held liable for supplementary costs such as flights. Every effort will be made ourselves to find you alternative accommodation. Should the cancellation be for reasons out of our control then we reserve the right to retain reasonable expenses.

Balances will be due 20 weeks before the day of arrival. If a balance payment is not made by this time Asteri IKE reserves the right to re-sell the booked dates and retain the booking deposit.

COVID-19 FLEXIBLE POLICY

 Exceptions to the above cancellation policy will be in place for cancellations relation to Covid 19. The Covid -19 Policy is as follows:

In the event of either the Greek Government or the guest’s government closing the border or banning all but essential travel to Zakynthos a full 100% refund will be made.

A full refund will be made for any bookings that fall into a travel ‘red zone’. That is where guests would be required to quarantine in a government appointed hotel on return.

In the event of the Greek Government insisting that all visitors to Greece undertake a period of quarantine on arrival to Zakynthos of 72 hours or more a credit will be offered to the guest if they wish. New dates for the booking will be arranged. If the period of new booking is at the same rate then no extra charge will be made. If the guest would prefer to go at a more expensive period then the extra charge will be discussed. The rates will be honoured at the original booking rate.

In the event of the guest’s country of origin imposing a period of home quarantine in excess of 12 days after returning from Greece a credit will be offered to the guest if they wish. New dates for the booking will be arranged. If the period of new booking is at the same rate then no extra charge will be made. If the guest would prefer to go at a more expensive period then the extra charge will be discussed.

 TRAVEL INSURANCE

Adequate, comprehensive travel insurance covering you and all members of your party must be arranged prior to departure and taken with you when you travel. This is a condition of booking.

COMPLAINTS

Asteri IKE hopes and trust that you will have an enjoyable holiday, however, in the unlikely event of a complaint, in the first instance our Villa Manager should be notified, and she will try to resolve your issue. If the issue cannot be resolved then a written report should be made and given in person to our Villa Manager who will forward it on to the owners Charles & Helen Taylor. Complaints received more than 7 days after the end of the holiday cannot be reliably investigated and thus, will not be accepted.

PROPERTY ACCESS DURING YOUR STAY AND HOUSE-KEEPING

The client acknowledges that manintenance personnel, pool cleaners and  house-keeping staff may access the property during your stay to carry out scheduled house-keeeping, pool cleaning , property viewings or to carry out any essential maintenacee work. We will endeavour to keep you informed and to keep any inconvenience to a minimum.

ADDITIONAL

Any special requests made by the client at the time of booking are noted and we will do our best to meet this wherever possible. However although we will of course make every effort to meet these requirements we cannot unfortunately give a guarantee.

We suggest that you also check information about any potential local event that may affect your enjoyment of your trip; for example, carnivals, religious festival, national festivals.

POOL HEATING CUTOMER NOTICE

Due to the significant increase in electricity costs in Greece ASTERI COLLECTION IKE will now be charging a weekly fee for pool /jacuzzi heating if required.

 

The weekly rates for 2023/24 will be as follows:

 

Villa Taygeta €500

Villa Maia      €350

Villa Antilia    €350

Villa Lagaria  €500

 

Notice for pool heating should be given a minimum. of 5 days before arrival to give the pool pump enough time to heat the pool.

Pool Heating will be switched off in the warmer summer weeks as the pool naturally reaches the target temperature of 27 degrees. In the summer this will be around mid June and in the Autumn this will be approximately 17th September.

It should be noted that the pools and jacuzzies are heated using an electric air source pump and as such is affected by the external air temperature. ASTERI COLLECTION IKE will do its best to hit the target temperatures but can make no guarantees or refunds if the pool is unable to hit target temperature at all times.
